Calculating commercial property yields relates rental income to invested capital. To compare tenanted commercial premises and income-producing properties in Barcelona, distinguish gross yield from net operating yield.
Gross yield
Divide annual rent excluding VAT by the purchase price and multiply by one hundred. A property costing €200,000 with monthly rent of €1,500 offers a gross yield of 9%, assuming twelve full monthly payments. This calculation does not yet include acquisition or operating costs.
Net operating yield
If total investment in the example is €225,000 and the owner’s annual expenses are €3,000, operating income would be €15,000. The expected net operating yield would be 6.67%, before financing and income taxes. These figures are illustrative; actual costs depend on each transaction.
Building condition, ITE and special assessments
When calculating the yield on tenanted premises, include any building works payable by the owner. Review the ITE and certificate of fitness, if available, together with owners’ meeting minutes, quotations and special assessments. Repairs to the façade, roof or shared elements may require an extraordinary contribution and reduce the investment’s return.
What matters when investing in commercial property
Location, lease terms, the tenant’s financial standing and property condition help assess the investment’s continuity. Tenant-funded improvements and an appropriate activity licence may also add commercial appeal. Allow for extraordinary costs and possible periods without rent when comparing alternatives.
