We agree location, total budget, intended use and timing, plus investment returns and risk tolerance where relevant. Before work starts, a written engagement sets out scope, fees, deadlines and both parties’ responsibilities. Searches can cover Spain; the area, viewings and local professional support are defined in the engagement.
We explore the market, contact owners and agents and compare alternatives beyond our own listings. We shortlist properties, coordinate viewings and explain advantages, weaknesses and likely costs, saving you time on unsuitable options.
We gather and cross-check ownership, charges, occupancy, Land Registry and cadastral records against actual areas and layout. We review available records of alterations, extensions, changes of use and permits and arrange municipal archive enquiries where appropriate. The aim is to identify discrepancies, undocumented works, possible enforcement proceedings, reinstatement obligations or regularisation costs before commitments are made.
For homes, we coordinate relevant checks on habitability, energy documents, building condition, the owners’ association and special assessments. For commercial premises and offices, we examine permitted use and existing licences against the intended activity. For tenanted investments, we assess leases, security, expenses, evidenced payments and risks when considering net returns. Specialist technical and legal reviews are coordinated with qualified professionals.
Comparable properties, condition, necessary works, documents and costs inform a reasoned offer. Within the agreed mandate, we negotiate price and terms on your behalf. Any saving depends on the property and the actual scope for negotiation.
We organise documents and coordinate with the parties, advisers and notary on the preparation and review of reservations, deposit agreements and sale or rental contracts. We help manage deadlines, conditions and outstanding checks through signing and the agreed handover. The final decisions remain yours.

This is a paid professional service under a written engagement. Your proposal specifies fees, applicable taxes, payment dates and included work. Technical reports, external legal advice and other necessary third-party costs are identified and budgeted separately. You know the terms before instructing us.
