Buying tenanted commercial property in Barcelona means investing in a property with a lease already in force. When comparing commercial premises for sale with tenants, consider the price, rent, location, lease terms and condition of the building.
What to assess in an income-producing property
To compare tenanted commercial investments in Barcelona, review the remaining lease term, break clauses, guarantees and costs payable by the owner. The tenant’s experience, business activity and rent compared with market levels also matter. A good location can broaden future options for use and marketing.
Building condition and the ITE before buying
Before buying commercial premises, also assess the building’s structure, façade, roof, courtyards and shared installations. If a technical building inspection (Inspección Técnica del Edificio, ITE) is available, request the full report, the certificate of fitness and, where applicable, verification reports. Review the defects identified, completed repairs and outstanding work.
Ask the building administrator for recent owners’ meeting minutes, the rehabilitation programme, quotations and approved or anticipated special assessments. Confirm which costs fall to the premises and how they affect the investment. If no ITE is recorded, check whether one is required for that building. The ITE is a visual inspection of the building; it does not replace a specific technical assessment of the commercial premises.
The tenant’s investment as a positive factor
Opening works, installations or fit-out funded by the tenant represent their own investment in the business. This contribution may show commitment and encourage continuity. Its value depends on the amount invested, the improvements that remain in the property and the lease terms.
The value of premises with an activity licence
A valid activity licence may strengthen the appeal of tenanted commercial premises, particularly restaurants, cafés and bakeries. Its holder, scope and conditions for continued operation matter. The licence and improvements complement the assessment of the tenant and yield; they do not guarantee income.
